Most portfolios accumulate contractors: an inspector here, a joiner there, a fire stopping firm on the third site. Each produces a different document, to a different standard, at a different time. When your insurer or a fire officer asks a group-level question, nobody can answer it without opening forty files.

• Fire door inspectionsEvery door surveyed, photographed and defect-coded against BS 8214:2016 — the same fields, the same coding, the same report shape at every property in the portfolio.
• Compartmentation surveysPenetrations, service risers and ceiling voids assessed building by building. In estates built to a repeating specification, a breach found at one site tells you where to look at the others.
• Fire stopping & remedial worksWe carry out the remediation ourselves. Tested systems, documented close-out, a completion certificate referenced back to the original defect photograph.
• Programmed re-inspectionUnder Article 17 of the Regulatory Reform (Fire Safety) Order 2005 the Responsible Person must keep fire safety measures in efficient working order. There is no single statutory interval for non-domestic premises — the frequency has to be justified by risk, and we set it with you rather than selling you a default.
• Evidence built for handoverEstates staff move on. The record has to make sense to whoever inherits it — a new facilities manager, an incoming operator, a broker at renewal.

No subcontracted surveys. No junior staff unsupervised on site. Owen Gillard runs the works on site. Dave Gillard manages every contract and leads inspections. Same two names at every property — which is precisely what a consistent record across an estate requires, and precisely what a national supply chain cannot give you.

Under Section 161 of the Building Safety Act 2022, company directors can be personally prosecuted where an offence is committed with their “consent, connivance or neglect” — two years' imprisonment, unlimited fines. That cuts both ways. It is why we put our own names on every report, and why you should want to know whose name is on yours.

And for a branded operator there is a second exposure that has nothing to do with the regulator. Fire safety failures do not stay local. They attach to the brand, across the whole estate, regardless of which site it happened at.

We are a director-led firm based in Ringwood, Dorset, working across the South Coast — Hampshire, Dorset, Wiltshire and Sussex — and travelling further for programmed work. We are not going to tell you we can put crews on sixty sites nationwide next month, because that would mean subcontracting the work, and subcontracting is the thing that breaks the consistency you came here for.

What we would suggest instead: give us the properties in our region. One inspection round, one set of reports, one remedial programme. Compare what comes back against what your current arrangement produces. If the record is better and the process is easier, we scale with you deliberately — and you will have proof before you commit the estate.
