Building Safety Act 2022

The Building Safety Act fundamentally changed accountability for fire safety in higher-risk buildings. Responsible persons now carry legal obligations for ongoing inspection, maintenance and documentation of fire safety systems. Unity Fire supports clients in meeting these obligations through structured inspection programmes and compliant remedial works.

Fire Door Requirements

Fire doors must be inspected at regular intervals — quarterly for high-traffic routes, annually as a minimum for all fire doors in scope. Defects must be documented and remediated promptly. Unity Fire provides inspection programmes designed around your building's requirements.

Compartmentation & Fire Stopping

Every penetration through a fire-rated element must be sealed with a tested and approved system. Using unrated products or incorrect installation methods invalidates fire resistance. Unity Fire only installs systems with appropriate test evidence for the specific application.

Case 001 Luxury Residential — Poole Waterfront

Full compliance programme across a 24-unit luxury waterfront development.

A newly acquired luxury residential development on the Poole waterfront required a complete passive fire protection review prior to occupation. Unity Fire delivered a full fire door inspection programme across all 24 units and common areas, identifying a range of defects including missing intumescent strips, incorrect hardware, and gaps in compartmentation across service penetrations.

Following the inspection, a structured programme of remedial works was delivered to address every identified deficiency. A compartmentation survey confirmed the extent of sealing required, and all penetration works were completed using certified tested systems. Case 002 Residential Block — Southampton Waterfront

Compartmentation remediation and full fire stopping programme across a 20-unit residential block.

A residential block on the Southampton waterfront was referred following a fire risk assessment that identified significant compartmentation deficiencies throughout the building fabric. Unity Fire carried out a full investigation of all service penetrations, identifying widespread unsealed cable, pipe, and ductwork routes that had compromised compartment integrity across multiple floors.

A comprehensive programme of fire stopping works was delivered, sealing all identified penetrations with appropriate tested systems. Compartmentation was restored to the required standard throughout the building. The client subsequently retained Unity Fire on an annual compliance programme to maintain and document the building's ongoing compliance position.
