Over 11m, communal fire doors need checking every three months — not annually.

Unity Fire is the South Coast's passive-fire compliance specialist — we inspect the building, rectify the defects, and sign off the record, all under one roof. Two co-directors, both on site. 5-day site attendance guaranteed.
Answer five questions and receive an instant compliance risk assessment — no obligation, no sales call unless you want one.
Many inspection reports are reproduced year on year — same findings, same wording, never properly re-inspected. The building owner receives a document. The building remains at risk.
We work to manufacturer specifications, current UK fire safety legislation, and recognised installation guidance. Every time. Without exception.
Unity Fire was built on a different standard. Every door, every seal, every penetration is inspected on its own merit. We document what we find, explain what it means, and deliver works that hold up to scrutiny.
Praised by leading fire protection industry bodies for innovation in client transparency and compliance visibility.
From initial inspection through to certified installation and ongoing compliance support, Unity Fire delivers the full passive fire protection picture.
Structured inspections covering door leaf, frame, intumescent seals, smoke seals, hinges, closers, glazing, gaps and signage. Documented reports with photographic evidence and clear remedial recommendations.
Installation of certified fire doors aligned with manufacturer specifications and current compliance requirements. FD30 and FD60 rated doors fitted correctly as complete systems — leaf, frame, hardware, seals and glazing.
Targeted remedial works to address non-compliance, damaged components or installation issues. Restoring fire door performance without unnecessary replacement where possible.
Remedial sealing and passive fire protection upgrades to maintain fire compartment integrity. Fire stopping around service penetrations — pipes, electrical cables and ductwork — using appropriate tested systems.
Ongoing maintenance, realignment and hardware adjustments to keep fire doors operating correctly and maintaining required performance standards throughout their service life.
Full building compartmentation surveys identifying breaches, deficiencies and areas of risk across the building fabric. Detailed written reports with photographic evidence, suitable for inclusion in building safety case files and fire risk assessments.
All works carried out in accordance with current UK fire safety legislation and recognised industry guidance.
The Building Safety Act fundamentally changed accountability for fire safety in higher-risk buildings. Responsible persons now carry legal obligations for ongoing inspection, maintenance and documentation of fire safety systems. Unity Fire supports clients in meeting these obligations through structured inspection programmes and compliant remedial works.
Fire doors must be inspected at regular intervals — quarterly for high-traffic routes, annually as a minimum for all fire doors in scope. Defects must be documented and remediated promptly. Unity Fire provides inspection programmes designed around your building's requirements.
Every penetration through a fire-rated element must be sealed with a tested and approved system. Using unrated products or incorrect installation methods invalidates fire resistance. Unity Fire only installs systems with appropriate test evidence for the specific application.
The Fire Safety (England) Regulations 2022 — enacted under the Building Safety Act — introduced mandatory quarterly fire door checks for buildings over 11 metres in height. This is not advisory. It is a legal obligation on the responsible person.
Buildings that cannot demonstrate a current, documented inspection record are exposed to enforcement action from the Fire and Rescue Service, potential prohibition notices, and — in the event of an incident — significant legal liability. The standard has shifted. The question is whether your building has.
Non-compliance with The Fire Safety (England) Regulations 2022 voids your building insurance.
Check Your ObligationsThe "responsible person" under the Fire Safety Order — typically the building owner, freeholder, or managing agent — carries the legal duty to ensure inspections are completed, documented, and acted upon. Delegation to a contractor does not remove accountability.

A newly acquired luxury residential development on the Poole waterfront required a complete passive fire protection review prior to occupation. Unity Fire delivered a full fire door inspection programme across all 24 units and common areas, identifying a range of defects including missing intumescent strips, incorrect hardware, and gaps in compartmentation across service penetrations.
Following the inspection, a structured programme of remedial works was delivered to address every identified deficiency. A compartmentation survey confirmed the extent of sealing required, and all penetration works were completed using certified tested systems. The building achieved full compliance, and the client engaged Unity Fire on an annual inspection programme.
A residential block on the Southampton waterfront was referred following a fire risk assessment that identified significant compartmentation deficiencies throughout the building fabric. Unity Fire carried out a full investigation of all service penetrations, identifying widespread unsealed cable, pipe, and ductwork routes that had compromised compartment integrity across multiple floors.
A comprehensive programme of fire stopping works was delivered, sealing all identified penetrations with appropriate tested systems. Compartmentation was restored to the required standard throughout the building. The client subsequently retained Unity Fire on an annual compliance programme to maintain and document the building's ongoing compliance position.
Works were delivered within an occupied premium short-let development on the Dorset coast. The project required fire door installation and targeted remedial compartmentation works to be completed while maintaining full operational continuity — with guests in residence throughout the programme.
Working within a premium occupied environment requires a different level of care — protecting high-value finishes, coordinating closely with property management, and delivering to compliance standard without disruption to bookings or guest experience.
